CARE WITH A COMMERCIAL PURPOSE

Your roof is an asset.
Manage it like one.

A roof issue can reach far beyond the roof. Give tenants, operations and your capital plan the benefit of a more consistent maintenance approach.

01 / VISIBILITY

Know what needs attention.

Build a usable condition record through scheduled reviews, location-specific photos and clear observations.

02 / MAINTENANCE

Keep water pathways in focus.

Review drainage, accessible debris and roof details. Address the maintenance tasks defined in your agreement.

03 / PLANNING

Put priorities behind the spend.

Separate what needs investigation, what should be planned and what can be monitored—then approve the next step.

A DEFINED SCOPE. EVERY VISIT.

Know what’s included.
Know what comes next.

Useful maintenance starts with clear boundaries. Your written agreement names the roof areas, tasks, allowances and approval process.

THE SCHEDULED VISIT

Review. Maintain. Document.

  1. 01

    Review the accessible roof.

Visual, non-destructive review of the surface, seams, flashings, curbs, penetrations, perimeter and visible drainage.

  2. 02

    Complete the agreed light maintenance.

Safely accessible loose debris and roof-level drain or strainer clearing, within the tasks and technician-time allowance defined in your written scope.

  3. 03

    Leave a useful condition record.

Dated photos, work performed, allowance used, areas not assessed, repair priorities and the next visit window.

Your proposal separates routine maintenance time from visual review and reporting. We record work performed and allowance used; unused time is not a cash or repair credit.

SEPARATE SCOPE + YOUR APPROVAL

No surprises in the fine print.

  • Leak investigation, corrective repairs, resealing, coatings and replacement
  • Concealed drain clearing, full roof washing, heavy debris, grease or chemical removal
  • Storm assessments, extra visits, special equipment or restricted access
  • Engineering, mandated inspections, solar cleaning, diagnostics or detach/reset

You control the next step.Repair recommendations become separately scoped work. An approval limit is not a prepaid repair allowance.

Start with a free inspection

The first commercial visual inspection is free. Annual maintenance and any additional work require a separately approved scope and price. Inaccessible areas are identified as not assessed; visual drainage review is not a flow test.

FROM REACTIVE TO ROUTINE

A service year.
A clearer view ahead.

A practical example of how care can fit the year. Your schedule is set around the property, access requirements and weather.

Free initial visual inspection

Know the roof you’re caring for.

Start with the roof’s condition, history and access requirements. Agree on the right visit frequency and a clear written scope before the annual plan begins.

  • Review roof areas, known issues and available warranty records
  • Confirm access, site contacts and repair approval limits
  • Start with a free initial visual inspection; annual maintenance is separately proposed and approved

Seasonal timing is illustrative. Significant-weather assessments and additional visits need separate authorization unless included in your agreement.

DOCUMENTATION THAT EARNS ITS PLACE

Know what was found.
Understand what’s next.

A service visit should leave you with more than a verbal update. Build a record you can use in property reviews, budget discussions and future repair decisions.

ROOF FIRST. SOLAR WHEN IT FITS.

One roof.
More possibilities.

Solar can be part of the conversation. Your maintenance plan stands on its own, whether panels are already there, under consideration or not in your plans.

Coordinate the roof and the system above it.

Discuss roof access, visible attachment and flashing conditions, available equipment records, and coordination if roofing work requires panel removal and reinstallation.

Solar cleaning, electrical diagnostics, repairs and detach/reset work are separately scoped. Continuous system monitoring is not included by default.
Include a solar discussion

COMMERCIAL INSPECTION

Start with a
free roof inspection.

Your first commercial visual inspection is free. Solar is optional. Roof + Solar offers a free initial roof and solar visual inspection for residential and commercial properties; repairs, diagnostics, and additional work are quoted separately. Choose the roof-only or roof + solar calendar, then provide your property and contact details when booking.

02 / FINDINGS

Understand the next steps.

We inspect the property and review the findings with you. Where work is recommended, we prepare a proposal for roof repairs or replacement, solar work, or solar panel detach and reset.

The free initial visual inspection does not include repairs, electrical diagnostics, panel removal or ongoing maintenance.

03 / PROPOSAL + COORDINATION

Approve the work that fits.

Any paid work needs a separately approved written scope and price. Commercial project coordination is separate from residential Care membership; confirm your project contact and next step with our team.

Annual maintenance can be proposed after inspection. Scheduling the free inspection does not enroll you in a plan or start billing.

Have an active leak? Call 941-315-7760 to discuss availability. Online scheduling does not request emergency dispatch.
